Royal Resorts Cancun - Our Vacation Ownership Program

How are my Royal Resort Cancun ownership rights legally guaranteed?
In 1974, Mexico enacted a comprehensive trust law to protect the property of foreigners in Mexico. The Royal Sands has incorporated the provisions of this law into its membership agreement. We have provided absolute protection of your membership by placing the title to the entire resort into an irrevocable fiduciary trust administrated by a well established Mexican Bank. The trust guarantees your membership rights through February 5th, 2050. The Resort cannot be sold or mortgaged to another party who would not be obligated to honor your rights. In other words, your right to use your villa may not be abridged in any manner.

How long do I own it?
The trust guarantees your membership rights through February 5th, 2050.

What happens in 2050?
The Resort will be sold for the best price obtainable and after first deducting commissions and other related expenses of such a sale, the proceeds will be distributed among the beneficiaries of vacation intervals, corresponding to one equal share for each vacation interval into which the Club is divided.

Can I break up my villa and take two separate one-week vacations to Royal Resorts in Cancún?
Yes. The flexible Time trade system allows you to alter your vacation schedule and take a two week vacation for the price of one! You can, for example, use the suite portion of your villa during the week you own reserving the right to use the lock-off portion either during the previous or following week or at a completely different time of year.

Are there kitchen facilities?
Yes. Each villa has a fully equipped American-style kitchen.

May I bring guests?
Of course...Your villa is certainly large enough to accommodate 6 people.

Is it furnished? Should I bring towels or small appliances with me?
Yes, your villa is fully furnished... down to a blender, china, linens, saucepans, towels, corkscrews and salt and pepper shakers... just bring your clothes and toothbrush!

Is there daily maid service?
Yes, except Sunday and Mexican legal holidays.

How do I know my villa will be ready when I arrive?
There is a complete inspection prior to your occupancy. Inspectors have detailed checklists to ensure that everything is in tiptop shape for your arrival.

Am I allowed to rent or resell my villa?
Yes!!

Am I allowed to let a friend use my villa if I cannot use it myself?
Of course... the villa is yours for the time period established by the trust

What if I want to vacation in a different place some year?
The Royal Resorts is a member of Interval International which is an exchange company with more than 1800 affiliated resorts worldwide. You can exchange your villa, suite or lock-off portion without restriction for a vacation at any time of year. Due to Cancún's glamorous image and Interval International's Five Star rating of the Royal Resorts, our exchange performance exceeds the system average.

May I resell my interest without restrictions on the resale price?
Yes!

Can I pass the membership on through my estate?
Yes!

Once I have purchased my villa all I pay from then on is my Club Service Fee?
Exactly! This Club Service Fee includes maintenance, maid service, utilities, furniture and equipment replacement funds, management, etc. In short, everything that you would expect is included in the Club Service Fee.

Will this Club Service Fee ever go up over time?
Of course... nobody can beat inflation completely. However, we have a long track record of responsible management, and the costs are controlled by a Board comprised of Members just like you.
